Rental and payment terms Jabuti 

For the reservation, the tenant agrees to the conditions below.

 

1. Reserve and pay
1.1: The reservation is definitively confirmed when the first deposit (50% of the total sum) has been made.
1.2: Please transfer the first installment (50% of the total rent) to the owner's account within 1 week after receipt of the invoice. The remaining part of the rent must be paid no later than 8 weeks before the start of the rental period. As soon as the tenant has paid (the first part of) the rent to the owner, the reservation is final and the conditions stated in this lease are in force. For bookings made within 8 weeks before the start of the rental period, you must pay the total amount in one go. If the payment is not made within the agreed term, the owner reserves the right to cancel the reservation without refund of the part of the rent already paid by the tenant.
1.3: If the deposit is not paid within the agreed term, the landlord has the right to cancel the reservation without refund of the part of the rent already paid by the tenant.
1.4 For bookings where the rental period starts within eight weeks, the total rental amount must be paid in one go.
1.5 When you make your reservation, you will receive the rental conditions from us. By paying the deposit you accept our rental conditions. We recommend that you take out travel and cancellation insurance yourself.

 

2. The rent
2.1: The rent includes (normal use) water, electricity, WIFI, use of European channels and the use of bed linen, kitchen and bath linen. The linen is changed once a week for a two-week or longer stay.
2.2: In the case of a two-weekly or longer stay, an intermediate small cleaning is possible at
25 per time.

 

3. Rental period
From October to June, the minimum rental period is three nights. From July to September this is 7 nights.

 

4. Cancellation Policy
4.1: If there is a cancellation by the tenant, the landlord is entitled to the following compensation: - Up to 8 weeks before the arrival date: 50% of the total rent.
- Within 8 weeks to 2 weeks before the arrival date: 75% of the total rent.
- Within 2 weeks before the arrival date: 100% of the total rent.
4.2: The tenant is responsible for taking out travel and cancellation insurance.

 

5. Arrival and Departure
On the day of arrival, the houses are available from 4 pm. On the day of departure, you must vacate the house no later than 10 a.m. If possible, you can move into the house earlier on the day in question or keep it longer.

 

6. Cleaning
6.1: The rent includes final cleaning.
6.2: Upon departure, the tenant is expected to leave the house tidy; dishes are done, bed linen removed, garbage removed and things are in the place as the house was found at the start. 6.3: Barbecue must be clean on departure, if this is not the case,
25 will be charged.

 

7. Liability
7.1 During the stay, the tenant is liable for the house, the furnishings and the rest that belongs to the rented object. Any damage caused by tenants must be reported to the landlord immediately.

7.2: After departure, the tenant's home will be checked by the landlord. If the property is approved, the deposit will be returned. If deficiencies are found, this will be deducted from the deposit.
7.3: The landlord is not liable for loss, theft and/or (injury) damage caused to or by tenants of Jabuti holiday homes.
7.4: The stairs are not equipped with child protection. The lessor is never liable for indirect damage, including in any case consequential damage and missed savings.
7.5: The lessor is not liable for damage caused by natural disasters, natural disasters, nuclear disasters, attacks, strikes, pandemics, acts of violence and other external factors.
7.6: The lessor is not liable or responsible for damage, loss or alterations as a result of factors beyond its control.
7.7: The landlord has the right to cancel a reservation if circumstances are beyond the control of the lessor, if he is forced or forced to do so. In such a case, the owner is obliged to refund the (part of the) rental amount already paid by the tenant.
7.8: It may happen that there is noise nuisance in the vicinity of the holiday homes due to construction work, external factors or other activities. The landlord is not liable for any nuisance resulting from this.
7.9: Dutch law applies to our rental conditions. Any disputes must be submitted to a competent court in the Netherlands.

 

8. Warranties
8.1: The lessor guarantees that the holiday home is well maintained at the start of the rental period and that it corresponds to the expectations of the tenant with regard to a complete holiday home. 8.2: The tenant guarantees that the house will only be used for holiday purposes. If it appears that the tenant has used the house -without the owner's knowledge- for purposes other than vacation, the owner is entitled to terminate the rental agreement with immediate e
ffect, under penalty of a fine of 10,000 and any resulting damage will be incurred. be recovered from the relevant tenant. 8.3: The tenant guarantees that the house will only be used by the tenant and co-tenant(s) and will not be sublet. The number of guests is limited to the number of people specified when booking. If this number is exceeded, the tenant is obliged to report this to the owner.

 

9. Complaints
In the event of any complaints, the tenant makes this known to the landlord and a joint and appropriate solution is looked for.

 

10. Privacy
We use a booking module, which guarantees the privacy of the tenants.
